Fines of up to €3,000 for air conditioning units on façades under Horizontal Property Law
An official amendment to the Horizontal Property Law establishes financial penalties for owners who install air conditioning units on façades without community authorisation.
The Horizontal Property Law has introduced changes that directly affect homeowners with climate control systems installed on building façades.
The new regulations establish fines that can reach €3,000 for those residents who maintain air conditioning units on façades without the corresponding permission from the community of owners. This measure seeks to regulate the aesthetics and uniformity of residential buildings.
The amendment particularly affects homes that already have these appliances installed, a very common feature in the Mediterranean climate where summer temperatures require cooling systems.
Owners must request authorisation from their residents’ communities to maintain or install new equipment in visible areas of the property, thus avoiding possible financial penalties that could arise from non-compliance with the updated regulations.
